○ The minimum age requirement is 30 years old. Rental contracts are to be signed by adults aged 30 and older. ○ Unregistered guests or visitors are not allowed. 12 people max as per city regulations. ○ Strictly no parking on the street at any time. Violations will result in fines. This is strictly enforced by the city of Rowlett. 2-cars may park in front and 2-cars can park in back at the garage door. ○ Hot tub: The hot tub is programmed to heat from 7am till 10am and 7pm till 10pm, if you want the hot tub heated for specific hours during the day please let us know. ○ Pool: The pool is open year-round but cannot be heated if the outside temperature drops below 45 degrees at any time during your stay. It is $150 per day with a two-day minimum to heat the pool, and we need at least two days prior notice. Pool or hot tub use is at your own risk. ○ Strictly no smoking inside or outside. All forms of smoking products including cigarettes, cigars, e-cigarettes, and cannabis are prohibited. If the home smells like smoke at checkout, it is an additional flat $500 cleaning for smoke remediation will be charged. ○ Respect quiet hours & be mindful of the neighbors when outside. This is the city of Rowlett ordinance No. 028-23, you can be fined and asked to leave. Quiet hours are between 10:00 p.m. and 7:00 a.m., Monday through Saturday, and 10:00 p.m. and 9:00 a.m. on Sunday, as per city noise restrictions. ○ Checkout is at 11:00 am: $50 for every 30 minutes after 11:00 am will be charged unless prior arrangements have been made with the host. ○ If early check-in is possible, it is complementary starting at 2:00 pm and $50 per hour before that time. ○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back ○ Bookings within 24 hours of check-in will require driver's license prior to check-in ○ Local guests please contact me prior to booking.
